Step 1: Define Your Budget and Purpose

Step 2: Choose the Right Location

Dindigul district offers several micro-markets:

Step 3: Verify Patta and Chitta

Patta is the primary land ownership document issued by the government. Always verify the Patta number online at the Tamil Nadu official land records portal. Chitta confirms the type of land (wet land / dry land) and ownership. Both must match before proceeding.

Step 4: Check Encumbrance Certificate (EC)

An Encumbrance Certificate from the Sub-Registrar office confirms the property has no pending loans, liens, or disputes for the past 30 years. Always insist on an EC before finalising.

Step 5: Survey and Measurement (Avanaam)

A licensed Government surveyor measures the actual plot boundaries. This process, known as Avanaam, protects you from future boundary disputes and is mandatory before registration.

Step 6: DTCP / CMDA Approval

For residential plots in urban areas, verify that the layout has DTCP (Directorate of Town and Country Planning) approval. Unapproved layouts may face issues with bank loans and future resale.

Step 7: Registration

Land registration happens at the Sub-Registrar office. Ensure all parties are present with originals of Patta, EC, identity proof, and the sale deed drafted by a registered lawyer.

Step 8: Name Transfer (Patta Transfer)

After registration, apply for Patta transfer in the new owner's name at the Tahsildar office within 90 days. This officially makes you the record owner.
